132-unit affordable housing complex pitched for Montebello

With approved plans for a hotel and market rate housing going nowhere, a prolific builder of affordable housing is entered the fray at a prominent site in Montebello.

According to an environmental report published in October, the Cesar Chavez Foundation (CCF) has acquired two sites at the intersection of 6th Street and Whittier Boulevard, where the City of Montebello had approved plans for a 130-room hotel and 45-unit apartment building in 2015. As that project is now unlikely to be built due to changing market conditions, CCF has instead proposed the construction of two buildings containing a combined total of 132 residential units, 10,100 square feet of ground-floor commercial space, and parking for 150 vehicles.

GGA is designing the proposed development, the larger of which would be a four-story, 69-unit structure facing Whittier Boulevard - previously slated for the hotel. A three-to-four-story edifice containing 63 apartments would front 6th Street to the west. Both structures would include podium level amenity decks, among other common features.

The project is being processed through an addendum to the environmental study previously conducted for the hotel and market-rate housing development, rather than a new report.

Other CCF projects in the San Gabriel Valley include a proposed 125-unit affordable housing complex in Pomona and two under-construction buildings rising on back-to-back sites in El Monte.
