Another property owner is looking add to the growing collection of mixed-use apartment buildings taking shape near the intersection of Pico Boulevard and Fairfax Avenue, per an application submitted recently to the Los Angeles Department of City Planning.

The latest project, named for its address at 5879 W. Pico Boulevard, would replace a 21-year-old commercial building with a new seven-story edifice featuring 50 one- and two-bedroom apartments (ranging from 715 to 1,210 square feet in size) above 3,125 square feet of ground-floor commercial space and semi-subterranean parking for 48 vehicles.

Requested entitlements for the proposed development include Transit Oriented Communities incentives to permit a building with greater floor area and density than allowed by zoning regulations. Five of the proposed apartments would be set aside as affordable housing at the extremely low-income level in exchange for the bonuses.

AFCO Design is serving as the architect of 5879 Pico, which is depicted in renderings as a contemporary podium-type building with geometric protrusions used to create a series of balconies. The project would have a U-shaped footprint above its second floor, leaving space for a small courtyard overlooking Pico Boulevard.

City records list the property owner and project applicant as Pico Fairfax, LLC, an entity managed by Fred Farzan, the president of Nora Lighting, Inc of Commerce.

The project at 5879 Pico is one of a half-dozen similar projects planned or construction nearby including a Googie-inspired building now taking shape at Pico and Stearns Drive, Cityview's 5935 Pico development, and  a proposed 125-unit apartment complex at Pico and Crescent Height Boulevard.
