A century-old fourplex in Westlake could be redeveloped with a larger multifamily residential complex, per an application published this month by the Los Angeles Department of City Planning.
The proposed project, slated for a single lot located at 425 S. Union Avenue, is poised for the construction of a new six-story edifice featuring 38 studio, one-, and two-bedroom apartments above subterranean parking for 20 vehicles.
Project applicant and architect B. Raeen Construction, Inc. is pursuing entitlements using Transit Oriented Communities incentives to permit increased density and floor area, as well as reductions to open space, setback, and parking requirements. In exchange, four of the new apartments would be set aside as deed-restricted affordable housing at the extremely low-income level, offsetting the four rent stabilized units slated for demolition.
Renderings included with the project's entitlement application depict 425 Union as a contemporary podium-type building with a sloping roofline and an open-air amenity deck.
The proposed project would rise a short walk north of Union Avenue's intersection with bustling 6th Street, where another property owner has proposed redeveloping single-story commercial structures with a mixed-use development featuring 100 apartments and ground-floor retail.
