A draft environmental impact report published by the City of Long Beach offers a first look at River Park, a new development of detached single-family homes that would rise next to the L.A. River.
The project, proposed by Newport Beach-based Integral Communities, would rise from a roughly 20-acre site on the river's east bank between Wardlow Road in the south and the I-405 Freeway in the north. Plans call for the construction of 226 detached and attached single-family residences - including 11 that would be set aside as affordable housing.
Woodley Architectural Group is designing the homes, which are depicted in architectural plans as a range of two- and three-story structures in Spanish Colonial, Italianate, and Santa Barbara styles. Plans call for a mix of two-, three-, and four-bedroom floor dwellings, with floor plans ranging from 1,500 to 2,400 square feet. Each unit would include a two-car garage.
In addition to housing, the upper section of the property - consisting of five acres north of Baker Street - is to be landscaped and used as an open space and recreation area with a soccer field at the center. While the space would be privately owned and maintained by the River Park homeowner’s association, the area would be made accessible to the general public.
Additional private open space amenities for use by residents would include a recreation area, a clubhouse, and a swimming pool.
The anticipated construction schedule, starting in October 2022 and concluding in June 2026, is unchanged from an initial study published last year by Long Beach.
River Walk is the second project for Integral Communities along the L.A. River in Long Beach, following Riverdale, Riverdale, a similar for-sale housing development built in partnership with Brandywine Homes.
