Koreatown's most prolific developer is back at it again, with plans for housing and commercial space on a mid-block site between 6th Street and Wilshire Boulevard.
Last month, an entity affiliated with developer Jamison Services, Inc. submitted an application to the Los Angeles Department of City Planning seeking approvals to raze an office building at 626 S. Kingsley Drive, clearing the way for the construction of a mixed-use project featuring 127 apartments above 350 square feet of ground-floor commercial space and a two-level, 48-car subterranean parking garage.
Requested entitlements for the proposed development include Transit Oriented Communities incentives allowing a larger structure than otherwise permitted by zoning regulations. In exchange, 14 of the new apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.
Architectural plans depict 626 Kingsley as a contemporary podium-type building featuring a gym, a business center, a club room, and a rooftop amenity deck.
Jamison Services, the largest commercial landlord in Koreatown, has also developed the 25-story Kurve on Wilshire apartment tower tat Wilshire Boulevard and Hoover Street, and is planning a 262-unit complex across the street from Bullocks Wilshire. Jamison recently began clearing the future site of a mixed-use, high-rise complex at the intersection of Wilshire Boulevard and Ardmore Avenue, directly east of the project site on Kingsley Drive.
