Seven months after we last stopped by, Los Angeles-based developer Cityview is wrapping up vertical construction at a mixed-use apartment complex in Historic South-Central.
Located at the northeast corner of Adams Boulevard and Grand Avenue, the project consists of a seven-story building which will feature 296 studio, one-, and two-bedroom apartments above approximately 5,000 square feet of ground-floor retail space and parking for 390 vehicles.
As a condition of approval for density bonus incentives permitting a larger structure than otherwise permitted by zoning rules, Cityview will set aside 25 of the apartments as deed-restricted very low-income affordable housing, with an additional three units priced for moderate-income households.
Humphreys & Partners is designing the project, named Adams & Grand for its cross streets, which is portrayed in a rendering as a contemporary white-, blue, and red-colored building with multiple rooftop decks. Other amenities will include a fitness center, a club room, and a swimming pool.
Other members of the project team include WPIC Construction LLC, Togawa Smith Martin, Nadia Geller Designs, and John Labib & Associates on the project.
Adams & Grand is on pace for completion in early 2023.
The apartment complex, which will rise a block east of Metro's LATTC/Ortho Institute Station, could be soon be neighbored by a 15-story apartment tower planned to replace a parking lot on Flower Street.
Cityview is also in the midst of construction at similar mixed-use projects on Pico Boulevard in the Carthay community and on Beverly Boulevard in Westlake.
