Renderings for a proposed mixed-use development on Reseda Boulevard have been revealed in an environmental report published by the Los Angeles Department of City Planning.

The project at 5521-5545 Reseda Boulevard would consist of a five-story building featuring 170 residential units, approximatley 6,000 square feet of ground-floor retail space and two levels of below-grade parking.  Plans for the low-rise structure call for a mixture of studio, one- and two-bedroom units, and seven live-work apartments.

Through density bonus incentives, the property could allow for up to 248 dwellings through the provision of 20 units of low income housing.  However, it does not appear that developer Gelt, Inc. is proceeding along this path.

Renderings from GMPA Architects portray a contemporary design, employing exterior materials such as brick veneer, plaster, precast concrete and corrugated metal panels.

 A timeline and budget for the project have not been revealed, although a small office building would need to be demolished to allow for construction to occur.

Gelt also controls a similar development planned farther north along Reseda Boulevard.
