A single-family home and a duplex completed more than 110 years ago in Exposition Park could be razed to clear the way for a larger multifamily residential development, according to an application recently filed with the Los Angeles Department of City Planning.

The two properties, located at 1211-1219 W. 36th Place, are slated for the construction of a new five-story edifice which would feature 16 two-bedroom apartments above at-grade parking for 28 vehicles.

Requested entitlements include Transit Oriented Communities incentives permitting a taller, denser development than otherwise permitted by zoning rules. Two of the new apartments would be set aside as deed-restricted affordable housing in exchange for the bonuses, offsetting the rent-stabilized units in the existing duplex which are slated for demolition.

California Development & Design, Inc. is listed as the project's architect. Renderings depict a contemporary podium-type building with a rooftop amenity deck.

Project applicant Qi Sun is no stranger to the blocks located west of the USC campus. Suns is also behind plans for a smaller eight-unit building slated to replace a triplex two blocks southeast.

Sun's projects are among a handful of small, infill developments now in the works within walking distance of USC, including a similar seven-story apartment building slated to replace a single-family home a block south on 37th Drive.
