This week, the Neighborhood Council of Westchester and Playa del Rey's Planning and Land Use Committee will review the proposed $30-million makeover of the Promenade at Howard Hughes Center.
Laurus Corp., which purchased the 250,000-square-foot shopping center in 2015, is planning a renovation that will bring new tenants and improved indoor-outdoor spaces to the property. The remodel, which is being designed by the Jerde Partnership, calls for discarding the Promenade's Streamline Moderne look for a more contemporary aesthetic.
Recent years have seen a swelling vacancy rate at the outdoor mall, which occupies a prominent site between Sepulveda Boulevard and the San Diego Freeway. Nordstrom Rack, one of its original anchor tenants, decamped for the nearby Westfield Culver CIty shopping center in 2013. Another large space, formerly occupied by Borders, has since become a Dave & Busters.
The repositioning of the Promenade comes as other landlords in the 70-acre Howard Hughes Center are also pursuing upgrades to their properties.
Last summer, the Blackstone Group acquired the cluster of office buildings across the street for $583 million, and are planning new landscaping and entertainment areas for the mid-rise complex.
Formerly vacant lots surrounding the shopping center and offices have also given way to multifamily residential developments from Sandstone Properties, Mill Creek Residential Trust and Equity Residential.
