Tribune Media Company is proceeding with plans to develop a mixed-use tower in the Civic Center, presenting the proposed development this week to the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee.

The project, slated for a property at 232 W. 2nd Street, would sit directly above a new subway station being built as part of Metro's Regional Connector transit project.  Plans filed last October with City of Los Angeles indicate that the proposed 30-story building would feature 107 condominiums and 534,000 square feet of offices above approximately 7,200 square feet of ground-floor retail space.

Parking would be provided within an existing parking garage to the south, which is also owned by Tribune Media.

A team led by architecture firm Gensler is designing the project, which would consist of a series of offset, boxy masses rising 450 feet street above street level.  A ship-like podium would stretch across the property, from Spring Street to Broadway, matching the mid-rise height profile of nearby historic buildings.  Moving vertically up the tower, a series of terrace levels would offer space for communal spaces such as gardens and swimming pools.

At ground level, the building would be separated from the adjacent garage by a new landscaped paseo, cutting east-to-west across the full length of the property.  Additional open space would be provided through a new canopy hovering above the entrance to the Metro station.

However, many of these design elements are still subject to change.  The Planning and Land Use Committee has reportedly requested alterations to the project's ground-level interface.

The project site is located directly across the street from Times Mirror Square, the large office complex that has served as the longtime headquarters of the Los Angeles Times.  Onni Group, a Vancouver-based developer, recently purchased the multi-acre property and announced plans to rehabilitate its historic elements and build two residential towers along Broadway.
