The Delijani family, owners of numerous properties in Downtown's Historic Core, is now branching out into ground-up developments.

In an upcoming presentation to the Downtown Los Angeles Neighborhood Council's Planning and Land Use Committee, the Delijanis will unveil renderings for a proposed apartment complex at the corner of 1st Street and Beaudry Avenue in City West.  The proposed seven-story building would feature 220 residential units, 7,500 square feet of ground-floor commercial space, a parking garage and various amenities.

The project is being designed by Daryoush Safai, a local architect best known for the Financial District's 8th & Grand development.  His renderings for the project at 1000 W. 1st Street portray a contemporary building, topped by a roof-level recreation deck.

The approximately 1.44-acre development site, which spans a full block between 1st and 2nd Streets adjacent to the Harbor Freeway, is currently improved with small medical office buildings and surface parking.

Additional details about the proposed mixed-use building are unclear.

One block north, controversial Downtown developer Geoff Palmer is planning a similar residential-retail complex on a nearly 10-acre site at Temple Street.
