Just west of Motor Avenue in Palms, the wrapping off, and the finish line approaches for another mixed-use apartment complex from California Landmark Group's (CLG).
Located on the former site of an auto body repair shop at 10412 Venice Boulevard, the project consists of an eight-story building which will feature 79 one-, two-, three-, four-, and five-bedroom apartments upon completion. The building's podium includes 1,000 square feet of ground-floor commercial space and at- and above-grade parking for 52 vehicles.
CLG entitled the site for development using the City of Los Angeles' Transit Oriented Communities guidelines to permit a larger structure than allowed under zoning rules. In exchange , eight of the new apartments will be reserved as affordable housing priced at the extremely low-income level.
Patrick Tighe Architecture and PK Architecture designed the apartment complex, which is clad in stucco and accented with wood and metal. Above the podium, the building has a U-shaped footprint, wrapping a central courtyard. An additional amenity deck is located at the rooftop.
Outside of its new development at 10412 Venice, CLG is developing a handful of other projects in the Palms community, including an expansion of the 3838 apartments and a proposed mixed-use building at the intersection of Washington Boulevard and Motor Avenue.
