In a groundbreaking ceremony last week, RMG Housing launched construction for Bethel Manor, a new permanent supportive housing complex which will rise at the northeast corner of 80th Street and Western Avenue. The new project at 7924 S. Western Avenue will consist of a five-story building featuring 53 residential units on its upper floors.
Funding for the project, which will include primarily one-bedroom units, includes $11.3 million from SDS Capital Group's supportive housing fund.
“Bethel Manor Apartments is the result of an innovative partnership between the SDS Supportive Housing Fund, RMG and Bethel A.M.E. Church that makes good use of underutilized property to the benefit of the community,” said RMG Housing chief executive officer Tim Roth in a news release. “We’re excited to be working with Bethel A.M.E., a partner committed to helping individuals experiencing homelessness in Los Angeles.”
Other members of the project team include Decro Group, will provide on-site supportive services for residents.
The project is the latest result of a partnership between RMG Housing and SDS Capital, which aims to deliver permanent supportive housing developments more rapidly, and at a lower cost than similar projects in the City of Los Angeles. According to SDS Capital, its projects are typically completed within 24 months after initial underwriting and cost less than $250,000 per unit. In comparison, the average Measure HHH-funded development was built at a cost of $600,000 per unit in 2021.
The project also represents another tried and true strategy for the development team: building on church properties. RMG is also behind a proposed 47-unit supportive housing on the site of Southside Bethel Baptist Church at 10400 San Pedro Street.
Bethel Manor is expected to be completed by August 2024.
