12 small lot houses underway at 12610 Venice Boulevard

In Mar Vista, rental apartments have been razed for a new small lot subdivision.

The project, now under construction at 12610 Venice Boulevard, will consist of 12 single-family residences, each totaling roughly 2,000 square feet in size.

"Each of these individual four-story homes is comprised of 3 bedrooms, 3 baths, with an attached 2-car garage on the main level," reads a description from Holtz Architecture, which is designing the project. For additional outdoor space, there are terraces off the master suite and each home has a private rooftop deck.  Currently under construction and scheduled for completion in 2023.

City records list the project's applicant and developer as an official with Orion Capital, a local real estate investment firm more commonly associated with multifamily residential buildings near USC.

The Mar Vista site sits a short walk west on Venice Boulevard from a mixed-use, 77-unit apartment complex now being built by LaTerra Development.
