A block west of the intersection of Century Boulevard and Prairie Avenue, where the sprawling Hollywood Park development and Intuit Dome are taking shape, a low-slung hotel which markets itself to LAX travelers is being set up for redevelopment with a larger mixed-use buildings, according to an item recently reviewed by the Inglewood City Council.

The project, spotted by the website 2UrbanGirls, would rise at 4200 W. Century Boulevard, replacing the 137-room Tradewinds Hotel. Project applicant 4200 QOF, LLC - an entity affiliated with Gregory Peck of Crescent Hotel Group - applied in July to the City of Inglewood to raze the 1950s structure, clearing the way for the development of a new 13-story building featuring a 175-room hotel, 118 serviced apartments, 11 condominiums, and a mix of event space and restaurants on the first two floors. Plans also call for a single level of subterranean parking.

While images of the proposed building have not been released, it is described as featuring open spaces and recreational areas such as courtyards, sky decks, swimming pools, and fitness centers. Additionally, plans call for new digital displays along the facade.

A total of 915 parking stalls would be provided on the property, located in the subterranean level below the building and six above-grade levels.

The Council consideration of the project is to establish an agreement with a contractor to carry out an environmental study to determine any potential impacts of the proposed development.

The project represents a trend of development spreading westward from the Hollywood Park site, which is already home to SoFi Stadium, and is poised to add hundreds of apartments, retail space, and offices. Several properties on to the west of Prairie Avenue have recently sold for redevelopment.
