A quarter-mile west of the 405 Freeway in Playa Vista, local developer Wylan James has broken ground on a new apartment complex at 11863 W. Jefferson Boulevard.
The project, which replaced a pair of smaller multifamily residential buildings completed in the late 1950s, calls for the construction of a four-story edifice which will feature 17 apartments on its upper floors and parking below. Plans call for a mix of two- and three-bedroom dwellings.
KAP is designing 11863 Jefferson, which is depicted as a contemporary low-rise structure wrapped in corrugated metal panels.
"Communal areas within the scheme acknowledge the crossover of working and social spaces for this target market," reads a design narrative posted to the firm's website. "A comfortable working lounge at ground floor level provides an alternative space to working at home or in the office. A generous roof deck at the top of the building has fire pits, barbeque areas, sofas, yoga mats, sun loungers, and outdoor dining to encourage social interaction across the building."
The project site sits just south of the commercial core of Playa Vista, which is home to large campus-style office complexes which are leased by companies such as Google and Facebook. The site also sits not far south of the Entrada, a 280,000-square-foot office development built by Lincoln Property Co.
