Two months after purchasing a 38,000-square-foot property at 2143 Violet Street in the Arts District, Onni Group is moving forward with development plans for the the L.A. River-adjacent site.
The project, filed last week with the City of Los Angeles, would consist of a 13-story building featuring 509 live-work units and approximately 288,000 square feet of commercial space. The proposed mid-rise development would set aside 76 units as affordable housing, and retain an existing 55,000-square-foot commercial building now inhabited by the furniture store H.D. Buttercup.
Onni has been one of the city's most aggressive builders in recent years, with a half-dozen towers either planned or under construction throughout the larger Downtown area. Mostly notably, the Vancouver-based firm is planning an ambitious redevelopment of the Times Mirror Square complex.
The Arts District project will rise directly across the street from another industrial property on which Los Angeles-based developer Lowe Enterpises has announced plans to construct a nine-story, 90,000-square-foot office building.
One block west, Warner Music Group will soon relocate its West Coast headquarters into the rehabilitated Ford Factory at 7th Street and Santa Fe Avenue.
