Just one day after filing plans for a 19-story tower at 6th and San Pedro Streets, the Weingart Center is now moving forward with plans for a similar development across the intersection

The project, which was submitted to the City of Los Angeles yesterday, would take the form of two buildings wrapping around Weingart's headquarters at 566 S. San Pedro Streets.  A case filing indicates that the project would create a combined total of 407 affordable housing units and approximately 12,000 square feet of ground-floor commercial space.

The Downtown News first reported a potential development on the property in 2015.  At that time, Weingart teamed with Pasadena-based Gonzalez Goodale Architects for a planned 14-story tower that would have included 200 residential units for the formerly homeless, as well as office space for service providers.  The updated project has greatly expanded in scale.

Although most low-income housing developments make use of less expensive wood-frame construction, Weingart is one of two nonprofit builders now breaking the mold.  Skid Row Housing Trust is planning a similar 14-story building a short distance north.

All three projects have been submitted in advance of Measure S, a March ballot initiative geared at tamping down on large developments.  All would require general plan amendments, which are forbidden for affordable housing developments under the proposed rules.
