A 1980s Bank of America branch in Hollywood could be razed and redeveloped with a mixed-use apartment building, per an application submitted this month to the Los Angeles Department of City Planning.
Brian Sweeney of Retail Branches, LLC, listed as the applicant behind the proposed project at 7800 W. Sunset Boulevard, is seeking approvals for the construction of a new five-story, 69-foot-tall building featuring 75 residential units above 5,200 square feet of ground-floor commercial space and a two-level, 137-car subterranean parking garage.
The project will require the approval of a number of discretionary actions by city officials, including a zone change and a general plan amendment. Those requests make the proposed development subject to the provisions of Measure JJJ, which would typically result in a portion of the new homes being set aside for rent as affordable housing. However, in the case of 7800 Sunset, the applicant has proposed to pay an in-lieu fee rather than offering on-site affordable units.
While architectural plans are not included in the project's digital case file, the proposed building is described as featuring flat roofing, curved edges, and modern elements. Its exterior is described has having a muted color palette.
Construction of 7800 Sunset will require the approval of both the Los Angeles City Planning Commission and City Council.
A timeline for the project is not specified in its entitlement application.
The development site sits five blocks west of the intersection of Sunset Boulevard and Gardener Avenue, where Greystar is now building two similar mixed-use projects that will feature a combined total of 200 apartments. Likewise, developer Jade Enterprises has secured approvals for another residential-retail project one block west at the intersection of Sunset and Fairfax Avenue.
