Trical Construction Inc. has filed an application with the Department of City Planning to redevelop its City Lights on Fig property at 1300 S. Figueroa Street, adjacent to the Los Angeles Convention Center.

Located in the rapidly evolving South Park neighborhood, the project will consist of a sleek 53-story tower designed by the global architecture firm Gensler.  Inside, the building would feature two hotels, totaling 1,024 guest rooms, as well as amenities such as ground-floor restaurants, a rooftop bar, meeting rooms and banquet space.

TriCal's proposed development would replace City Lights on Fig, a 100-unit apartment complex which the company opened in 2004.  The existing building will remain in operation until construction is ready to begin.

The redevelopment project comes as Los Angeles City officials push towards an ambitious goal of building 8,000 hotel rooms within walking distance of the Convention Center by 2020.  A September 2015 study found just 3,172 rooms within a quarter-mile radius, although 2,000 are currently under construction.

Directly across Pico Boulevard, New York's Lightstone Group has announced plans for a similar two-tower hotel project, which is also being designed by Gensler.

Several other proposed developments along the Figueroa Corridor also call for hotel components, including projects from L&R Group and Shenzhen Hazens Real Estate Group.

Oceanwide Plaza, now rising two blocks north of City Lights, will include a Park Hyatt.
