In news that should surprise no one at this point, another early 20th century house near the USC campus is set to make way for multifamily housing.

Late last year, an entity managed by Qi Sun submitted an application to the L.A. Department of City Planning seeking approvals to redevelop the parcel at 1136 W. 35th Street with a six-story, 10-unit apartment complex. Plans also call for six parking spaces, to be located in an at-grade garage.

The project relies on Transit Oriented Communities incentives in order to permit a larger building than zoning rules would normally allow. In exchange, one of the new apartments would be set aside for rent as extremely low-income affordable housing for a period of 55 years.

California Development & Design is the architecture firm behind the proposed apartment complex, which is portrayed as a contemporary low-rise structure capped by a rooftop amenity deck.

The proposed development represents a tried and true formula for Qi Sun, who is developing four similar projects in blocks located to the west of the USC campus.
