An initial study has been published by the City of Los Angeles which details developer Jamison Services, Inc.'s revised proposal for a high-rise complex between MacArthur Park and Koreatown.
Exactly one year ago, Jamison submitted an application to the Planning Department to construct a mixed-use development on a three-acre property at the southwest corner of Wilshire Boulevard and Hoover Street. At the time plans called for a 31-story tower featuring 644 residential units above approximately 13,000 square feet of ground-floor retail space.
According to the initial study, the modified project would create the same number of residential units, but pares down the height of the proposed tower to 23 stories. The nearly 269-foot tall building is being designed by Large Architecture, and would be set behind a series of low-rise apartment buildings between four and seven stories in height.
Parking accommodations for up to 1,124 vehicles would be provided within a six above-grade levels, and would be partially obscured by the surrounding residential units.
The large development site creates numerous opportunities for common open space, including an outdoor fire pit, a dog park and a pool deck atop the seventh floor of the building.
Construction is anticipated to occur over approximately 32 months, although an exact groundbreaking date is not clear.
A similar 18-story development from UDR, Inc. was recently completed north across Wilshire Boulevard.
Jamison is currently planning a more than a half-dozen high-rise developments in Koreatown, including a two-tower project near the Wilshire/Normandie subway station.
