With the dust now settling after the contentious Measure S campaign, the owner of a small property in City West is planning to redevelop the property as a mixed-use complex.
According to an application submitted yesterday to the Los Angeles Department of City Planning, the 7,400-square-foot parking lot at 1018 W. Ingraham Street is slated for an eight-story building featuring seven stories of apartments above ground-floor commercial space.
The project is journeying into mostly uncharted territory for ground-up construction in modern Downtown Los Angeles by requesting a variance to allow for off-site parking, likely due to the compact dimensions of the subject property. Lizard Capital, also faced with a compact development site, originally proposed off-site parking for their hotel development on Spring Street, but eventually changed their plans to include an automated garage.
Similar podium-type apartment buildings flank the development site, including Glo, a two-building mixed-use complex which was completed in 2006.
A high-rise development is also in the works one block west on Bixel Street.
