A half-mile from the new LAX/Metro Transit Center Station now taking shape in Westchester, a small 1950s rental property could be redeveloped with a larger apartment complex.
This week, property owner K&K Ramsgate, LLC filed an application with the L.A. Department of City Planning seeking approvals for a new five-story, 16-unit apartment building at 8833 S. Ramsgate Avenue. The project, which would replace a duplex and a detached single-unit building, is also slated to include 13 parking stalls on the ground floor.
Plans call for a mix of studio and two-bedroom apartments, including two deed-restricted affordable units. The inclusion of on-site affordable housing, as well as proximity to the Metro stop, makes the project eligible for Transit Oriented Communities incentives, permitting a taller, denser development than zoning rules would otherwise allow.
Architectural plans show that Aaron Brumer & Associates is designing 8833 Ramsgate, which is depicted in renderings as a contemporary podium-type building clad in stucco and fiber cement panels. The low-rise structure would be capped by a rooftop amenity deck.
The project is one of a handful of new apartment buildings in the works for the side streets between Aviation and Airport Boulevards, which are mostly developed with smaller rental buildings such as the existing structures at 8833 Ramsgate.
