A pair of 1920s buildings in the Fairfax neighborhood featuring eight apartments could be razed and redeveloped with a larger multifamily residential development, according to an application submitted yesterday to the Los Angeles Department of City Planning.
Local development firm Generation Real Estate Partners is listed as both owner and applicant for the project, which would span two parcels at 806-812 N. Edinburgh Avenue. Plans call for the construction for the construction of a five-story building featuring 28 one-, two-, and three-bedroom apartments above ground-floor parking for 20 vehicles.

Requested entitlements include Transit Oriented Communities incentives allowing for increase height and floor area, among other bonuses. In exchange, a six of the new apartments would be set aside for rent as deed-restricted affordable housing at the low, very low-, and extremely low-income levels.
Jeff Zbikowski Architecture is designing 806 Edinburgh, clad in painted plaster. Proposed amenities include a rooftop deck, a back yard, and a recreation room.

The project site sits a short walk northwest of the intersection of Fairfax and Melrose Avenues, where a similar project featuring 43 apartments is now taking shape.
Generation Real Estate Partners, in addition to its new Fairfax venture, is also developing 33 apartments in Koreatown.
