Just south of Cal State University, Northridge, a 1950s commercial building has bitten the dust, and work is underway for the new multifamily residential building that will rise in its place.
The project, which broke ground last year at 8940 N. Reseda Boulevard, calls for the construction of a five-story building containing 51 one- and two-bedroom apartments above semi-subterranean parking for 92 vehicles.
Approved plans rely on Transit Oriented Communities incentives allowing for increased height and a reduction to required side-yard setbacks. In exchange, property owner Uzi Levy will be required to set aside five apartments as deed-restricted affordable housing at the extremely low-income level.
Designed by GA Engineering, Inc., the project is depicted in renderings as a contemporary podium-type building. Proposed common amenities would include a roof deck, a courtyard, and a ground-floor fitness center for use by residents.
The development site is located a short distance south of Nordhoff Street and Cal State Northridge, where construction wrapped up in 2020 a larger housing development with ground-floor retail uses.
