Buildings on a corner lot in the Rampart Village neighborhood could be razed and redevelopment with a large apartment complex, per an application submitted this month to the L.A. Department of City Planning.
The proposed project, slated for a wedge-shaped property located at 3301 W. Beverly Boulevard, would replace a 1920s commercial building and a smaller residential structure feature six residential units. In their place, plans call for the construction of a new seven-story, 87,000-square-foot building featuring 100 one- and two-bedroom apartments above podium parking for 93 vehicles.

Project applicant Amir Ohebsion, through the entity Florence Apartment Corporation, is seeking entitlements using Transit Oriented Communities incentives to permit a larger, denser development than zoning rules would typically allow. In exchange, 10 of the new apartments would be set aside as deed-restricted affordable housing at the extremely low-income level.
John Kaliski Architects is designing the apartment complex, which would front the northwest corner of Beverly and Hoover Street, and is depicted as a contemporary podium-type building. Planned common amenities include a gym, a courtyard, and two rooftop terraces.

The proposed project would rise less than a half-mile from the entrance to Metro's Vermont/Beverly Station, and joins a handful of other new developments in the Rampart Village neighborhood, such as the Beverly Terrace affordable housing complex from A Community of Friends across the street.
Ohebsion and Kaliski have recently teamed up on two other projects: a 72-unit development at 9900 S. Figueroa Street in South Los Angeles and a 90-unit apartment complex planned near the intersection of Adams Boulevard and Normandie Avenue.
