Just north of the 10 in Palms, wood framing has reached its peak at the site of a new multifamily residential complex from prolific local developer Helio.
Located at 3301 Canfield Avenue, the project replaced three single-family homes and a triplex with a new six-story edifice which will feature 50 three-bedroom apartments above parking for 25 vehicles when completed.
Helio entitled the site for development using Transit Oriented Communities incentives to permit a larger structure than would normally be allowed under zoning rules. In exchange, five of the new apartments are to be set aside for rent as deed-restricted affordable housing at the extremely low-income level.
Reed Architectural Group 3301 Canfield, which fronts the street's intersection with National Boulevard. The contemporary podium-type building will include multiple outdoor decks, as well as a gym.
Helio has a number of new projects in the works for the Palms neighborhood, including three mixed-use buildings which are either planned or under construction on Overland Avenue.
