With approvals in hand and the plan-check process now underway, Housing Diversity Corp., Steinberg Hart, and STS Construction have unveiled new renderings for a pair of micro-unit apartment buildings set to rise in Hollywood and Koreatown.
The projects, announced in November 2021, follow the completion of the team's first Los Angeles project - an eight-story, 69-unit apartment building one block south of Hollywood Boulevard. That apartment complex has an average unit size of just 375 square feet and no on-site parking.
One of its successor, slated for an adjacent site at 6766 Hawthorn Avenue, is slated to replace a surface parking lot with a new seven-story building featuring 58 rental units and 220 square feet of ground-floor commercial space. Parking for 14 vehicles would be located within the building, fulfilling the terms of an existing covenant for off-street parking.
At the time of the project's announcement in 2021, the apartments were intended to be priced for creative and service industry workers.
The Koreatown project, which would rise from a property at 603 S. Mariposa Avenue, calls for replacing a 1920s commercial and residential building with an eight-story structure containing 92 rental apartments and no on-site parking.
Both projects rely on Transit Oriented Communities incentives to achieve greater density and floor area than otherwise allowed via zoning. In exchange for the incentives, a total of 18 affordable units would be provided between the two developments.
Steinberg Hart's designs for both buildings call for slim podium-type structures cantilevered balconies, rooftop decks, and other amenities.
The Hollywood and Koreatown developments represent are a tried and true formula for HDC, which has targeted walkable neighborhoods and aims to price its apartments at levels considered attainable for low-to-middle-income households. The company is currently in construction on two other projects: a 227-unit apartment building at 1411 S. Flower Street and a 151-unit building at 1317 S. Grand Avenue.
