Four rental units built between the early 20th century and the 1940s in Westlake could be razed for a larger multifamily residential development, according to an application submitted this week to the L.A. Department of City Planning.
The proposed project, which would rise from a single parcel located at 518 S. Park View Street, calls for the construction of a new six-story building featuring 30 one- and two-bedroom apartments atop parking for 23 vehicles.
Requested entitlements include Transit Oriented Communities incentives, permitting a larger building than normally allowed by zoning rules in exchange for the provision of three units of extremely low-income affordable housing.
KSK Design, Inc. is listed as the architect behind the proposed project at 518 Park View, which is shown in a rendering as a contemporary podium-type building. Much of the structure's rooftop area would be devoted to a series of amenity decks.
City records list the project applicant as 518 Park View, LLC, an entity helmed by Ravivo Kaofman of USAhomes Rental Properties, LLC.
The project sits just one block north of MacArthur Park, and near a handful of similar mixed-use and multifamily projects that are currently in development.
