In Long Beach, framing is now complete for a mixed-use affordable housing complex from non-profit developer Mercy Housing California at the intersection of Pacific Coast Highway and Martin Luther King Jr. Avenue.
The project, called PCH and MLK for its address, occupies a previously vacant lot at 901-941 E. Pacific Coast Highway. The four-story development, which broke ground in March 2022, will include 67 apartments at completion, as well as approximately 4,000 square feet of ground-floor commercial space and parking for 38 vehicles.

All of the new apartments are to be reserved for senior households, and will offer rents priced for the for low-, and very low-, and extremely low-income levels. The Long Beach Business Journal previously reported that the project's income limits translate to households earning from roughly $19,725 to $47,340 per year.
Studio One Eleven is designing the MLK and PCH, which was previously described in a staff report to the Long Beach Planning Commission as a having blends of Art Deco and Streamline Moderne architecture. The low-rise structure will be clad in smooth stucco, fiber cement siding, and metal, and include a podium-level courtyard, a community room, and a common laundry facility.

Completion is on track to occur in Fall 2023, according to a project website.
Mercy Housing's other Los Angeles-area developments include new projects in Downtown, Reseda, Chatsworth, and Sherman Oaks.
