Just two months after receiving approvals to build 60 apartments on a now-vacant lot at 1047 S. Crenshaw Boulevard, Koreatown-based developer Jamison Services, Inc. is now pitching plans for an even larger project next door.
The proposed apartment complex, which would rise at 1035 S. Crenshaw Boulevard, was submitted last month to the Los Angeles Department of City Planning for review. Plans call for the construction of a new seven-story building featuring 97 studio and one-bedroom apartments above semi-subterranean parking for 64 vehicles.
Requested entitlements include Transit Oriented Communities incentives, permitting a larger, denser development with less parking and open space than required zoning rules. In exchange, 10 of the proposed apartments would be set aside as affordable housing at the extremely low-income level.
Besides housing, the building would include amenities in the form of two ground-floor recreation rooms and a rooftop deck. Plans also call for balconies on at least some of the apartments.
The project is one of dozens of proposed and under-construction developments Jamison Services currently has in Koreatown and surrounding neighborhoods.
The new apartment building would be located a short walk south of Olympic Boulevard, and just north of a property at 1411 S. Crenshaw Boulevard, where Domus Development recently built a five-story, 43-unit affordable housing complex.
