In Beverly Grove, a vacant corner lot is primed for redevelopment with multifamily housing and retail, according to an application submitted earlier this year to the Los Angeles Department of City Planning.
Downtown-based Jade Enterprises, listed as owner and applicant behind the project at 8331 W. 3rd Street, is seeking approvals for the construction eight-story, 77-unit apartment complex which would also include 10,640 square feet of ground-floor commercial space and podium parking for 40 vehicles.
Requested entitlements for the project include density bonus incentives permitting a larger building than would typically be allowed by zoning rules for the property. In exchange, eight of the new studio, one-, two-, and three-bedroom apartments would be set aside for rent as very low-income affordable housing.
Next Architecture is designing the apartment complex, which is named Third + Flores for its cross-streets of 3rd and Flores Streets. Plans show a contemporary podium-type building clad in wood and metal panels, as well as stucco. On-site amenities would include a podium courtyard, a fitness room, a recreation room, and a sky deck.
The proposed project would rise four blocks east of the Beverly Center, and in close proximity to a number of other mixed-use and multifamily residential developments now in the construction or entitlement pipelines.
On San Vicente Boulevard, the Abraham Companies is planning to raze a shopping center to build a similar mixed-use project with 126 apartments on its upper floors. Across the street, developer and erstwhile mayoral candidate Rick Caruso holds entitlements to build a high-rise apartment building on a property at 333 S. La Cienega Boulevard.
Jade Enterprises, in addition to its new Beverly Grove project, is also developing mixed-use residential buildings in Hollywood and Downtown Los Angeles.
