Just southwest of the intersection of Wilshire and San Vicente Boulevards in Beverly Hills, a 1920s duplex could make way for a larger multifamily residential building.
The project, which is to be considered at the July 13 meeting of the Beverly Hills Planning Commission, would rise from a parcel located at 227 Tower Drive on the eastern edge of the city. Project applicant Torkian Construction is seeking approvals to clear the existing two-story building for a new five-story edifice featuring 10 studio, one-, two-, and three-bedroom apartments above parking for 13 vehicles.
Torkian has applied for density bonus incentives to allow waivers from certain development standards, including setbacks and a limit on the amount of allowable housing. In exchange, one of the new apartments would be set aside for rent by very low-income households.
Plus Architects is designing 227 Tower Drive, which is portrayed in a rendering as a contemporary low-rise structure clad in painted stucco and wood composite cladding.
A staff report to the Planning Commission recommends approval of the proposed project. Should the project clear that hurdle, construction of the apartment building is expected to begin as early as 2024 and would be finished in 2025, according to a staff report.
The Tower Drive development is the third in a recent string of density bonus projects to go before the Planning Commission, following a similar infill development on Doheny Drive and a larger mixed-use building which would replace the Stinking Rose restaurant on La Cienega Boulevard.
Torkian Construction, in addition to its Beverly Hills project, has previously worked with Plus Architects on a similar apartment complex in Pasadena.
