A small commercial building occupied by a lawnmower shop in Santa Ana could be razed and redeveloped with apartments, according to an application scheduled for consideration by the city's Planning Commission.
The proposed project, as detailed in a staff report, would rise from a mid-block site located at 322 N. Harbor Boulevard. Plans call for the construction of a four-story building featuring 22 one- and two-bedroom apartments above parking for 22 vehicles.
Requested approvals include density bonus incentives permitting a larger structure than allowed by zoning rules. In exchange, two of the apartments would be set aside for rent by very low-income households - up to $71,750 for a four-person household.
BSB Design is the architect behind the project, which is described as having a contemporary look and an exterior of synthetic exterior board siding and stucco. Besides housing, plans call for a fitness room, a community room, and private decks.
The staff report lists the project applicant as The Jager Company, Ltd. of Laguna Beach on behalf of P&P Bros Corp., which owns the underlying land.
Staff recommends approval of the project.
