Wood framing has reached its at the site of a new mixed-use development near the namesake intersection of the Pico-Robertson neighborhood.

The project, now taking shape on the former site of a commercial building at 1415-1429 S. Robertson Boulevard, consists of a seven-story building that will feature 64 apartments and a single accessory dwelling unit - or 65 residential units in total. The building's ground floor will be activated with retail space, and a single level of subterranean parking will sit below a concrete podium.

The project is being built in accordance with the Transit Oriented Communities incentives, which permits a larger structures than normally allowed by zoning rules when a project provides on-site affordable housing. The 1415 Robertson project will include six units set aside for rent at the extremely low-income level.

KFA Architecture is designing the apartment complex, which will feature balconies and a rooftop amenity deck.

Property records list the owner of the site as the Batmanghelich Trust. The land sold for approximately $1.27 million in 2004.
