Two blocks north of Manchester Avenue in Chesterfield Square, prolific South Los Angeles developer Haroni Investments has commenced work on its latest multifamily residential complex.
The project, which spans a block-long site along Western Avenue between 69th and 70th Streets, is named for its address at 6901 S. Western Avenue. Approved plans call for the construction of a new five-story edifice featuring 88 one-bedroom apartments above street-level parking for 43 vehicles.
Project entitlements include Transit Oriented Communities incentives allowing for greater density, floor area, and height than allowed by zoning rules, as well as less parking than normally required. In exchange, nine of the new apartments as deed-restricted affordable housing at the extremely low-income level.
John Kaliski Architects is designing 6901 Western, which is depicted in renderings as a contemporary low-rise structure a stucco exterior and a central courtyard. Plans also call for a recreation room within the building.
Haroni, which has developed projects on major corridors across Los Angeles, has previously built a 93-unit apartment on Normandie Avenue and a 128-unit building on Florence Avenue, which the City of Los Angeles later moved to purchase through the Project Homekey program. Its other under-construction ventures include a mixed-use development now rising next to the K Line in Hyde Park.
