Documents from the State of California have unveiled a new look for 6220 Yucca Street, a proposed high-rise developmen near Hollywood & Vine.
The $180-million project from Champion Real Estate Company, slated for a 1.16-acre site at the southeast corner of Yucca Street and Argyle Avenue, is highlighted by a proposed 20-story building which would feature 197 residential units above a 136-room hotel and approximately 12,500 square feet of street fronting retail and restaurant space. Plans call for a mixture of one- and two-bedroom units, as well as penthouse-style suites, ranging between 660 and 1,860 square feet.
A smaller four-story building is planned on the eastern portion of site, consisting of seven residential units and on-site amenities.
Shared features are planned between the two buildings, including a gym, a podium courtyard and a rooftop pool deck. Hotel guests would be served by a private spa facility on the fourth floor of the tower.
Architecture firm Togawa Smith Martin is designing the project, which is portrayed as a boxy 255-foot-tall structure with an L-shaped footprint above a podium. An undulating facade is used to create balconies and terraces for residents and hotel guests on the upper floors, while the lower levels are wrapped with glass and opaque panels to obscure an above-grade parking garage.
The project has changed substantially since last seen in 2015, when it was presented with a taller 32-story tower which placed more emphasis on hotel rooms than apartments.
Construction of 6220 Yucca would occur over approximately 30 months, beginning as early as 2018.
Champion has applied for streamlined environmental processing for the project under a state law which provides this benefit for developments budgeted in excess of $100 million. The proposal would generate approximately $25 million in one-time tax revenue during the course of construction, and over $2 million annually following completion.
A handful of similar towers are already under construction on surrounding properties, including 1755 Argyle Avenue and a new Kimpton Hotel.
