A proposal to redevelop a pair of duplexes just north of Melrose Avenue in Beverly Grove has cleared a key hurdle.
On November 16, the Los Angeles City Planning Commission rejected an appeal of a proposed project from BH Holding, LLC at 806 N. Sweetzer Avenue, upholding approvals granted in July 2023. The proposed project calls for razing two existing duplexes, clearing the way for the construction of a new five-story building featuring 23 one-, two-, and four-bedroom dwellings.
Approved plans rely on Transit Oriented Communities incentives to permit greater density and a larger building than otherwise allowed by zoning rules. In exchange, three of the new apartments would be set aside for rent by very low- and extremely low-income households.
Plus Architects is designing 806 Sweetzer, which is depicted in a rendering as a contemporary low-rise structure.
The appeal of the project, filed by Luke Derry, who owns an adjoining property, objected to the scale and shape of the building, arguing that it would impact his tenants. He contends that his property already includes two apartments serving households paying below market rate rents, who he says would relocate if the project were built as currently designed. However, Derry submitted a letter prior to the hearing indicating he had withdrawn his opposition to the project.
A staff response, finding no evidence to support granting the appeal, recommended denial.
