Jamison Services, Koreatown's biggest landlord, plans to convert one of its many office towers into apartments and construct new residential units atop an adjacent parking garage, according to documents published by the Los Angeles Department of City Planning.
The proposed development, located at 3540 Wilshire Boulevard, encompasses a 13-story tower which first opened in the mid 1950s. The project would be split into two phases, starting with the conversion of the mid-century building's upper floors into 206 live-work lofts.
Following the completion of the adaptive reuse component of the development, plans call for the construction of five new floors atop an existing two-story parking structure which adjoins the tower. After a 24-month construction period, the project would create an additional 123 apartments.
Architect David Forbes Hibbert has been tapped to design the new structure above the parking garage, which is depicted as a contemporary mid-rise building.
City records link the project's adaptive reuse component to Corbel Architects.
Jamison is currently in the process of converting two other mid-century office buildings into residential units, and has also filed plans to construct apartments above parking structures on Catalina and Western Avenues.
