At the intersection of Maple Avenue and Adams Boulevard in Historic South-Central, an automobile repair shop has made way for new multifamily housing from a Beverly Hills-based development firm.
After securing permits in October 2023, Markwood has commenced site preparation for a new 84-unit apartment complex which will rise at 400 E. Adams Boulevard. Plans call for a mix of studio and one-bedroom dwellings above parking for 42 vehicles.
Project entitlements include Transit Oriented Communities incentives to permit a larger, denser development than normally allowed by zoning. In exchange, eight of the new apartments are to be set aside as affordable housing at the extremely low-income level. At the time the project was announced in 2021, Markwood indicated while the remaining apartments would not be subject to income restrictions, rents would still be set prices to cater to households earning between 120 and 150 percent of the area median income level.
AERO Collective designed the building, with AO serving as architect as record. Approved plans permit four levels of prefabricated modular units stacked above a concrete podium. Per a project landing page on the AERO Collective website, plans also call for a rooftop amenity deck.
At the time the project was announced, Markwood expected that construction would take approximately one year to complete.
Although it is Markwood's first South Los Angeles project, the developer has familiarity with mixed-income apartment buildings. Markwood is now wrapping up construction on a mixed-use project at the intersection of Santa Monica Boulevard and Barrington Avenue in Sawtelle, and has plans for a 66-unit apartment complex at Melrose and La Brea Avenues.
