On the border between the Gramercy Park neighborhood and the unincorporated community of Westmont, a 1920s building that most recently housed a preschool is slated to give way to new affordable housing through the Mayor's Executive 1.
In early January, Dreamwork Development, LLC submitted an application to the Planning Department seeking entitlements for a new affordable housing complex at 10711 S. Western Avenue. Plans call for a new five-story edifice featuring 32 one- and two-bedroom apartments without on-site vehicle parking.
As the apartments would be restricted to rent by low- and moderate-income households, the project is eligible for density bonus incentives permitting waivers from certain zoning rules, including those relating to setbacks.
Malekian & Associates is designing the 10711 Western, which is portrayed in a rendering as a contemporary podium-type building.
Roughly a half-mile at the intersection of Western and Imperial Highway in Westmont, two similar affordable housing developments from Affirmed Housing and Abode Communities have also opened in recent years.
