A hillside property south of Universal Studios in the Hollywood Hills could see the construction of new affordable housing through the Mayor's Executive Directive 1.
The proposed project from applicant Jordan Shalom of 3450 Floyd, LLC would rise from a vacant property located less than a half-mile east of the Hollywood Freeway at 3446 N. Floyd Terrace and 3445 N. Barham Boulevard. Plans call for the construction of a new 11-story building featuring 68 studio, one-, and two-bedroom apartments above a two-level, 24-car garage.
Requested entitlements include density bonus incentives to allow a larger structure than would otherwise be permitted by zoning rules. The project is eligible for the incentives, as all of the proposed apartments would be set aside for rent below market rate.
Open Office is designing 3446 Floyd, which is depicted in a rendering as a contemporary mid-rise structure standing approximately 120 feet in height.
While ED1 projects are a rarity in this neck of the woods, Open Office has worked on several others in other corners of Los Angeles. Those include two projects with SoLa Impact on Broadway and Normandie Avenue in South Los Angeles.
