A proposal which would bring a new hotel to the intersection of 8th and Mariposa Streets in Koreatown is adding housing back into the mix, according to an environmental report published by the Los Angeles Department of City Planning.

The project, which would replace a surface parking lot and a small residential building at 3216 W. 8th Street, was previously conceived as a six-story, 95-room hotel. Plans have since been revised to call for the construction of a new seven-story building which would feature a smaller 60-room hotel, but also 20 apartments above 3,950 square feet of ground-floor commercial uses. Plans also call for a three-level, 71-car subterranean parking garage.

EWAI Architecture is designing the building, which would include separate hotel and residential wings. The project, in addition to housing, would incorporate swimming pools at the second floor and rooftop, as well as a 1,435-square-foot rooftop bar for the hotel.

Construction of the hotel is expected to occur over a roughly 24-month period, starting in late 2024 and concluding in 2026. That schedule is contingent on the approval of discretionary entitlements by the City of Los Angeles, including a zone change.

The project, which comes from applicant Mike Barry, was originally submitted to the City of Los Angeles for review in 2018. The proposed combination of residential and hotel uses was included in the entitlement application, only to change to an all-hotel project in 2022. Now in 2024, it has reverted to its original plan.
