A cluster of commercial buildings across the street from the historic Bullocks Wilshire Building in Koreatown is making way for new housing.

The project at 3020 Wilshire Boulevard, which was entitled by Jamison Services, Inc., is now being led by Bando Dela Corp. Last year, the developer secured building permits for the site, which is approved for the construction of a new eight-story edifice, 262-unit apartment complex. The podium-type building would include a mix of studio, one-, and two-bedroom dwellings as well as 10,000 square feet of ground-floor commercial space and parking for 359 vehicles.

Unlike most new multifamily buildings in Koreatown, which have used affordable housing incentives to permit larger structures than otherwise allowed by zoning, the 3020 Wilshire project is a by-right project. As a result, none of the new apartments must be set aside for rent as affordable housing.

While the project's entitlement design was done by AC Martin, city records now indicate that KTGY is serving as project architect..  As with the prior iteration of the design, plans show cutouts used to create space for a courtyard swimming pool and roof decks, supplementing other amenities such as a fitness center, a game room, and co-working space.

The development site sits due east of a vacant lot at 3000 Wilshire Boulevard which is slated for a similar mixed-use project featuring 188 residential units and ground-floor retail, as well as the 25-story Kurve on Wilshire apartment tower.

The 3020 Wilshire development is also the third large apartment complex for Bando Dela in the Koreatown area, following a 252-unit complex recently built at 3170 Olympic Boulevard and another approved at 3355 Olympic.
