In Westlake, wood framing has reached its peak at the site of a new mixed-use apartment complex at the intersection of Leeward Avenue and Hoover Street.
The project from applicant Albert Ganjian, built on the former site of a tire shop at 719 S. Hoover Street, consists of a six-story building that will feature 38 apartments, approximately 1,000 square feet of ground-floor retail space, and a 19-car garage.
Ganjian entitled the site for development using Transit Oriented Communities incentives to permit a larger structure than otherwise allowed by zoning rules. In exchange, four of the new apartments are to be set aside for rent as deed-restricted affordable housing.
AFCO Design is the architect behind the project, which is depicted in renderings as a contemporary stucco-clad building with a rooftop amenity deck.
The project joints a handful of similar projects now in the construction or planning stages on Westlake's border with Koreatown, including new apartments now under construction on the opposite side of Hoover Street. A large empty lot just north of the Hoover Street site on 7th Street is approved for the construction of a larger mixed-use apartment complex, although those entitlements are scheduled to expire in 2025.
