Miami-based developer Crescent Heights has retooled its plan for a mixed-use, high-rise development at 11th and Olive Streets in Downtown Los Angeles.

The project, located at 1045 S. Olive Street, now calls for a 70-story tower that would feature 794 apartments above 12,504 square feet of ground-floor retail space.  Potential street-level uses include restaurant space, a bar and a "market hall."

ODA, an architecture firm based out of New York, is designing the 810-foot-tall tower which would rank as the tallest residential building in Southern California.

With 1045 Olive, ODA translates the Mid Century Modern designs of Los Angeles' single family homes to an urban context.  Residential levels are wrapped with floor-to-ceiling glass and cantilevered balconies, allowing for natural light.  Outdoor space is provided through a large rooftop deck, as well as through dedicated amenity levels cut into the side of the tower.  Plans also call for 200 trees to be incorporated into the project site, as well as other forms of native and drought-tolerant landscaping.

Moving towards the ground plane, the tower's above-grade parking levels are wrapped with residential units, masking them from the streets.  The building's mass is oriented away from neighboring structures, and the pedestrians are greeted at the corner of 11th and Olive with an open plaza.

The project is being designed to LEED Silver Standards, with "green" features that include a rainwater capture system and passive solar design.

Additionally, 1045 Olive will move forward under the State of California's ELDP program, which guarantees faster processing times for developments budgeted at $100 million or more.

Crescent Heights initially filed the project in 2016, which was described at the time as an approximately 714-foot-tall building.  It is the developer's third high-rise project in Los Angeles, following Ten Thousand and the proposed Palladium Residences.

The 11th and Olive tower joins a handful of potential skyline-altering developments on the horizon for Downtown, including Olympia and Figueroa Centre.
