Nearly one year after receiving sign offs from both the Los Angeles and Culver City, Apple is ready to plant its flag at a prominent site on the westside.

K-rail and protective fencing is starting to appear around a former Lakeshore Learning Store at 8888 Venice Boulevard, which was approved for demolition in January. The building is one component of a 4.5-acre site with frontage on Venice, National, and Washington Boulevards where the Cupertino-based tech giant has received approvals for the construction of two buildings featuring a combined 536,000 square feet of offices and production space above parking for more than 1,200 vehicles.

The Gensler design for the complex approved by city officials in 2023 calls for a pair of contemporary four- and five-story buildings each featuring terrace decks lining the upper floors. Although no ground-floor commercial space is planned, large entrances and shuttle drop-off points are intended to activate street frontages, and food service areas for employees would be located within both buildings.

The complex would also feature approximately 58,000 square feet of open space, highlighted by a planned central courtyard and a small, park-like alcove fronting Washington Boulevard to the south. A landscaped promenade is planned along the complex's Venice Boulevard frontage, while more modest greenery is slated for National to the west.

Completion of the campus, which is to be built in two overlapping phases, would effectively double Apple's office footprint in the Los Angeles area, which most recently accounted for approximately 500,000 square feet of space in and around Culver City. Apple already leases a 128,000-square-foot building in a neighboring property at Washington and National. Through Apple TV+, Apple Music, and other ventures, Apple has previously announced that it expects to grow its L.A. office to more than 3,000 employees by the year 2026.

The Apple campus is the latest tech and entertainment giant to set up shop near Culver City Station. Across the street, Warner Bros. Discovery leases 240,000 square feet of office space at the $350-million Ivy Station complex, and Amazon has occupies some 600,000 square feet of space between the Culver Studios complex and the neighboring Culver Steps development.
