A year-and-a-half after breaking round just south of Temple Street in Historic Filipinotown, the exterior of Lucena on Court is complete.
The project, built at 1919 W. Court Street by Meta Housing Corp. and the Foundation for Affordable Housing, consists of a five-story building featuring 46 apartments above basement parking. In addition, the complex includes a tot lot, a learning center, offices for service providers, and a community center run by Search to Involve Pilipino Americans (SIPA).
The new housing is reserved for renters earning between 30 and 60 percent of the of the area’s median income, per a 2022 news release from Meta Housing Corp. A leasing brochure indicates that the property features a mix of one-, two-, and three-bedroom dwellings, with rents ranging from $672 to $1,728 per month.

The land now developed with Lucena on Court became available as a condition of approval of an adjacent market-rate apartment complex, the 200-unit Alexan Bahay development, which subdivided a portion of the project site for the construction of affordable housing. That property features a Target on the ground floor.
Other entities participating in the project include Capital One, Westport Construction, the California Community Reinvestment Corporation, Red Stone Equity Partners, WSH Management, and Titan Construction Management Services.
