A promotional website from Lincoln Property Company and Clarion Partners offers a first glimpse of a proposed office complex just south of La Cienega/Jefferson Station in Baldwin Hills.
The co-developers, which paid a reported $169 million for the Jefferson Creative Campus at 5870 W. Jefferson Boulevard, are marketing for lease a planned an addition to the property named 5868 Jefferson. The new construction, approved by city officials to replace surface parking in 2022, would consist of a five-story building featuring approximately 329,000 square feet of offices above a three-level, 592-subterranean parking garage - more than replacing the 304 spaces that are to be demolished. Combined with the roughly 152,000 square feet of offices that already exists, the campus would be expanded to include a total of 481,000 square feet of floor area.
Gensler is designing 5868 Jefferson, which is depicted in renderings with a curving exterior clad in floor-to-ceiling glass. Multiple terrace decks would be carved into the exterior of the building, and more than 19,000 square feet of publicly accessible at street level, including new landscaping and seating facing Jefferson Boulevard.
The proposed office is one of a handful of large developments in the works for the blocks that surround La Cienega/Jefferson Station, an area which includes portions of West Adams and Baldwin Hills, and sits just east of Culver City.
The largest projects completed to date include Cumulus, featuring 1,200 apartments and a Whole Foods Market, and Wrapper, an eye-catching 16-story office tower designed by Eric Owen Moss. Currently under construction is the Habitat LA development from Lendlease at 3401 La Cienega, which will include offices, housing, and ground-floor commercial space.
Future additions to the neighborhood could include a 22-story tower from Samitaur Constructs, planned directly north of 5868 Jefferson, and a 254-unit apartment complex planned at 3200 S. La Cienega Boulevard.
